Flat fee, per file

Not a commission share. Ontario doesn't allow paying an unregistered party out of trading remuneration, and we're not going to structure around that.

Who is actually talking to my clients?

A named coordinator working for you, by email, text and phone — the same arrangement as a transaction coordinator on any established team. They handle scheduling, logistics, shortlists and document collection. Anything that's advice on a trade, a negotiation, a complaint or a signature comes straight to you with the full thread.

What does my broker of record need to know?

They need to know, and we'd rather raise it on the first call than have them find out later. A broker supervises your trades, and running your client communication through an outside desk is something they should approve. We'll put the arrangement in writing for them. An agent who gets blindsided by this loses a licence, which would also be the end of us.

What does it cost?

A flat fee per completed file. No commission share, no monthly subscription, no software licence, no setup fee. If a file doesn't complete, there's nothing to pay.

What if the quality is bad?

Then stop, immediately, with nothing owed. Start with one file. It either obviously saves you twenty hours or it doesn't, and you'll know inside three weeks.

Do you take my clients?

No. They're yours, on your representation agreement, with your brokerage. We have no client relationship, no registration, and no ability to trade — structurally we can't take them even if we wanted to.

Are you a brokerage?

No. We're administrative support, which is why this works: unlicensed assistants are ordinary in this industry and nothing we do requires registration. Everything that does require it stays with you.

Being straight about stage: we're new and you would be our first agent. The upside of that is you'd shape how this works; the downside is you'd be first. Both are true and you should weigh them.
